Knowing the soils, the water table, and the riparian rules isn’t background knowledge here. It’s the job.
Evesboro sandy soils — excessively drained, low bearing capacity: The dominant upland soil across the Pinelands portion of the township is the Evesboro series — excessively drained sand with no seasonal water table within six feet. That sounds stable, but loose dry sand offers far less lateral resistance than loam or clay. Posts set at standard depth in Evesboro soils can lean or rack under wind load on long open runs. We increase post depth and concrete volume on sandy Pinelands parcels to compensate for the reduced bearing capacity.
Galloway soils — seasonal high water table: In lower-lying areas and transitional zones, Galloway series soils bring a seasonal high water table between 24 and 48 inches from December through April. Posts set in wet soil without proper drainage management are prone to heaving and movement through the first few freeze-thaw cycles. We pour a gravel base beneath footings on these parcels rather than setting posts directly into saturated ground — that prevents moisture-wicking that accelerates concrete degradation and early post movement.
Tidal marsh and Delaware Bay coastal parcels: Properties along the Delaware Bay shoreline and Maurice River estuary margins deal with tidal influence, persistent salt air, and highly corrosive soil chemistry. Wood posts and untreated metal components fail significantly faster in these conditions. We specify corrosion-resistant materials — powder-coated aluminum, vinyl, hot-dip galvanized hardware — on any parcel within the coastal zone.
Wild and Scenic River riparian buffers: The Maurice River and three of its tributaries (Menantico Creek, Manumuskin River, and Muskee Creek) carry a federal Wild and Scenic designation. NJDEP enforces a 100-foot riparian buffer along these waterways. Any fence proposed within that buffer zone requires NJDEP review before installation. We identify riparian buffer proximity at the site visit, not after the permit application is submitted.
Expert Save — the Pinelands fence exemption and what it still requires: Fences are classified as an exempt activity under Maurice River Township’s Pinelands ordinance (§35-10.1B13) — but only when the clearing associated with the fence installation remains at or below 1,500 square feet.
