Here’s what we see every winter in South Jersey: freeze-thaw cycles that move gate posts and affect alignment. We regularly see 2–3 inches of ground heave in a single winter season. That throws off your whole gate alignment. Then you've got the humidity eating away at fasteners, clay soil that doesn't drain right, and heavy snow piling up on the gate arm. If it's not installed properly, you're looking at a gate that fails in a few years instead of lasting 15.
That's why we dig below the frost line, use stainless steel fasteners, and seal everything against the weather. The same goes in Pennsylvania and Delaware—different soil, different seasons, but the principle is the same. Do it right the first time, or you'll have to replace it. We do it right.
We provide comprehensive gate automation services, whether you are installing a brand-new gate system or upgrading an existing one. Our solutions are tailored to your property’s needs and are always installed with safety and durability as the top priorities.

Ideal for classic driveway entrances, swing gates provide an elegant and welcoming feel. We install commercial-grade swing gate operators with actuator arms and underground operators designed to handle the weight and size of your specific gate. Our systems feature programmable control boards and battery backup to ensure reliable operation during power outages. To combat New Jersey's humid climate, we use stainless steel fasteners and weather-sealed components to prevent corrosion and ensure long-term reliability.

For properties with limited space or steep driveways, a sliding gate is an efficient and practical solution. We specialize in both tracked and cantilever sliding gate systems equipped with gear motors and rack-and-pinion mechanisms. A cantilever system is often the superior choice for South Jersey, as its trackless design eliminates issues with snow, ice, and debris that can obstruct a traditional tracked gate. We also offer solar operators for remote locations where electrical power is difficult to access.

Gain full control over who enters your property with our integrated access control solutions. We can equip your automated gate with a variety of entry systems, including remote transmitters, wireless keypads, smartphone controls, vehicle loop detectors, and intercom systems. Our systems integrate seamlessly with your gate's control board for reliable, secure access management.

Every gate automation system we install is fully compliant with UL 325 safety standards. This is not just a recommendation; it is a requirement for safe operation. Our standard installation includes mandatory safety devices like photo-eye sensors and contact edges to protect your family, guests, and vehicles.
Whether you need a complete system from scratch or want to add convenience to your current gate, we can help. The right solution depends on the condition and construction of your existing gate. A professional site assessment is the first step. We will evaluate your gate's compatibility with automation, ensuring it is structurally sound and level, and that it meets ASTM F2200 standards. Many existing driveway gates can be automated if the structure meets ASTM F2200 safety standards and has sufficient post strength for operator mounting. If it is not suitable, we can design and install a new gate built from the ground up for safe, reliable automation.

Every gate operator has to meet UL 325 (the safety standard for the motor and controls) and ASTM F2200 (the standard for the gate structure itself). Non-negotiable across all three states.
New Jersey: You need a permit from your township—Gloucester County, Camden County, or Burlington County. Plan on 2-4 weeks. We handle the paperwork, and a local inspector checks it before and after we're done.
Pennsylvania: The Pennsylvania Building Code Section 3110 covers automatic gates. Same UL 325 and ASTM F2200 rules. Permits go through your local office in Chester County, Delaware County, or Montgomery County.
Delaware: The Delaware Building Code requires the same standards. Permits through your local office in New Castle County or wherever you're located.
We manage all the permits and inspections. You don't have to worry about it.

Automatic gate operators use an electric drive motor connected to either an actuator arm (for swing gates) or a gear-driven rack-and-pinion system (for sliding gates). The operator’s control board receives signals from remotes, keypads, or access systems and activates the motor. Integrated safety devices—like monitored photo-eye sensors and contact edges—continuously monitor movement to stop or reverse the gate if an obstruction is detected.
Most residential and commercial gate operators connect to a 120-volt electrical circuit near the gate entrance. Many systems also have DC battery backup or solar charging for reliability during outages. The right power setup depends on gate weight, operator duty cycle, distance from the electrical panel, and whether the installation is for a residential driveway or a busy commercial entrance.
Automatic gate systems need a professional inspection every year. Maintenance includes testing the motor, adjusting limit switches, lubricating hinges or rollers, checking control board settings, and ensuring safety sensors work. Regular service keeps the gate aligned, extends the operator’s lifespan, and meets UL 325 safety standards.
An entrapment zone is any area where a moving gate can trap a person, vehicle, or object against a fixed surface. Common examples are the closing edge of a sliding gate and the hinge area of a swing gate. Professional installations identify these zones beforehand. They also install monitored safety devices, like photo-eyes or pressure-sensitive edges, to prevent injuries and ensure UL 325 compliance.
Most modern gate operators have a manual release. This lets you open the gate by hand if the power goes out. Many setups include battery backup systems, which keep the operator working for several cycles during an outage. In some commercial setups, gates are designed for fail-safe operation. This ensures emergency vehicles can access the property even when power is lost.
