Most dumpster enclosure failures we repair stem from shortcuts in the foundational installation—not the panel material itself. If you’re replacing an enclosure—or trying to avoid doing it twice—these are the failure points to watch for.

South Jersey's coastal plain soils—a mix of sandy loam, loamy subsoil pockets, and moisture-retaining lower layers—can create significant upward pressure on fence foundations during winter freeze-thaw cycles. Soil conditions vary by site and municipality, which is why we assess each property before installation. For nearly 20 years, Tri-State Fence & Deck has engineered our commercial installation process specifically to combat this ground movement.
Led by owner Eddie Torres Sr., our family-run team measures frost depth in the tri-state region for every solid-panel enclosure we build. We sink every structural post to a minimum of 36 inches—meeting or exceeding the frost depth required by your municipality—and use heavy-duty bell footings to ensure your dumpster gates stay perfectly aligned and functional.
Our installations rely on commercial-grade materials built for waste management operations, high wind loads, and severe weather.

Commercial sites often have complex underground infrastructure. Before any excavation begins, we verify your property lines and contact New Jersey One Call at least three full business days prior to excavation. We wait for the official paint and flags, then hand-dig or hydro-vac within two feet of any marked utility.
A solid 8-foot enclosure acts like a sail in open commercial lots. We dig our terminal and gate post holes to a minimum of 36 to 48 inches—meeting or exceeding the frost depth required by your municipality. We coordinate with your concrete contractors to ensure the required 4-to-6-inch thick concrete pad is properly sloped (1–2%) to direct water away from the enclosure, preventing pooling and ice formation.
We use industrial-weight steel posts and heavy-duty, self-closing gate hinges. We ensure the enclosure is built with a minimum of 10 feet in length and 12 feet in width for a single dumpster, leaving the required 2 feet of clearance on all sides so waste management trucks can operate without striking the walls.
The deep concrete footings, heavy-duty gate hardware, and solid panels work together to handle extreme wind loads, soil movement, and daily operational impacts. If one component is undersized, the entire structure is compromised.

Our 3-year transferable workmanship warranty covers any installation defect—including post heave, panel sagging, and gate misalignment. It excludes only damage from severe vehicle impact (such as garbage truck collisions), extreme acts of nature, or failure to perform basic maintenance. This is backed by nearly 20 years of commercial expertise and our status as a fully licensed (13VH13604500), insured, and bonded contractor.
Our Process—Simple, Transparent & Local

Site visit, utility marking, and township review. You'll receive a written proposal with an itemized scope and estimated timeline.

2. Schedule & Build
Once your 50% deposit is received, materials are ordered, and permitting begins. Most projects start within 2–3 weeks.

3. Walkthrough & Warranty
We inspect together before final payment and issue your workmanship warranty certificate.
Yes, almost all municipalities require commercial zoning and building permits for waste enclosures, as they must comply with specific height and setback regulations that vary by jurisdiction. Processing typically takes 14 to 21 business days, though timelines vary by municipality and the completeness of the application. We handle the permit application process to ensure your installation complies with local commercial codes.
We provide free estimates tailored to your property's specific requirements. Costs vary based on the enclosure size (single vs. double bay), materials chosen, gate hardware, and whether a new concrete pad needs to be poured. Contact us for a detailed quote valid for 30 days.
We recommend a minimum enclosure of 10 feet in length and 12 feet in width for a single front-load dumpster, providing at least 2 feet of clearance on all sides to allow waste management trucks to operate safely without striking the walls. Your municipality or hauler may have specific requirements that supersede these guidelines.
We recommend—and many municipalities require—a concrete pad extending at least 2 feet beyond the dumpster on all sides, poured 4 to 6 inches thick and sloped 1–2% to direct water away from the enclosure posts. We confirm specific pad requirements with your local code official during permitting.
A properly installed vinyl-coated or aluminum-composite enclosure will last 15 to 25+ years, with minimal maintenance beyond routine gate-hinge lubrication. For material-specific warranty coverage, we'll walk you through the manufacturer's terms during your consultation.
